Shared Appreciation Loans

A shared appreciation loan is a unique loan structure that helps you bridge the gap between what you can afford and the purchase price of a home. These loans require no monthly payments. Rather when you sell the property or repay the loan, the HomesFund receives a portion of the appreciation, equal to the % of the assistance provided. Example: If we assist you with a 15% down payment, we will share in 15% of the future appreciation.

Another Benefit of Down Payment Assistance

If you do not have a 20% down payment, you will likely be required to pay costly mortgage insurance in addition to your monthly mortgage loan payments. With a HomesFund 2nd mortgage, it’s possible we can eliminate the need for mortgage insurance and we can save you hundreds of dollars each month.
